Credentials may be misleading when reading a resume in a field you may not be familiar with, so here’s some help.
1. The State of Texas regulates the actions of inspectors through the Real Estate Commission. TREC can be accessed through this link. Three levels of inspectors licensing is available but only a Professional Inspector may hold himself as an independent inspector. The higher the license number the newer the Inspector. 2. Years of experience: BIS lists experience as an inspector since 1989. Some inspectors may list 20 years experience but have only practiced as an inspector for 2 years. Our inspector has over 15 years experience as an inspector and over 15 years experience in residential and commercial general and mechanical contracting. 3. ICC Certified Residential Combination Inspector: The International Codes Council which is the author of the only state wide building code adopted in Texas has certified our inspector in the code applicable for home construction. 4. Certified Professional Inspector (CPI): This is the highest designation offered by the Texas Association of Real Estate Inspectors. This organization was founded in 1977 the same year that the American Society of Home Inspectors (ASHI) was founded. These two organizations are the most respected of all inspector organizations in Texas. 5. Licensed Air Conditioning Contractor: Since air conditioning is the most important aspect of a home in Texas from a comfort and energy usage point of view we can provide special detail to that portion of your inspection. The License number reflects the experience back to one of the first licenses in the state. 6. Certified Environmental Inspector: Our inspector has received extensive training in identifying contaminates and environmental issues that may arise in the purchase of real property. 7. Certified Inspector, Post-Tensioning Institute: The Institute is the author of the foundation design used by 95% of all homes in the Houston area. Certification is a requirement for inspection of the post tension design. www.post-tensioning.org 8. Certified On-Site Wastewater Inspector: For those customers who have their own wastewater or septic system an inspection is provided to meet or exceed industry standards.
When looking for an inspector, price means very little if qualifications are non-existent. Make sure you get a fair price that reflects the experience and qualifications of an inspector. |
